Source, method, and limitations.

Source. Archived from Placyn’s public rental market report on September 5, 2026. The report uses Repliers / HiCentral active long-term MLS rental listings, removes duplicate MLS numbers, and applies public display permissions.

Measure. Median advertised monthly rent among listings with a positive asking price. Asking rents are not signed lease rents. The report’s feed refresh and the main search can differ in timing and sample counts.

Coverage. This is a sample of active MLS inventory, not all Oʻahu rentals or occupied leases. Utilities, parking, concessions, property condition, and move-in charges are not standardized. Owner-listed rooms and ADUs are not included.

History. This first archived observation establishes a starting point. It provides no evidence that rents rose or fell. Future monthly observations must be captured and verified before any historical comparison is published.
